We are looking for a detached house, not too far from a village. We would like 5+acres, 3+ bedrooms and good riding nearby.
We would love to keep Alpacas and run holiday lets.
Probably an unreachable dream but I have to ask so if anyone spots such a property please let me know.

It would be incredibly helpful if you could share with me your preferred area to relocate to? If unknown, will you be regularly returning to London, if so, would access to the M5 or A303 be of benefit, perhaps the rail network is important to you. What are your hobbies? Do you have specific requirements such as schools or individual interests? My role is to support enquiries such as yours and help you to identify the appropriate location to consider. We recognise Somerset as a well connected county, which is so often passed through by businesses and those looking to relocate. Having lived here my entire life, I know they are missing a treat and a fantastic opportunity.

There are certainly properties out there that meet you initial requirements. I am searching for a client who has similar wishes, albeit without the alpacas! Like Gerard i need a bit more info to be able to link you with properties.

I know of two people keeping alpacas around Ilfracombe/Combe Martin and a good friend who keeps llamas near Bideford, both on the North Devon coast. There are plenty of places within easy reach of villages and small towns here too. I don’t think your dream is unreachable.

Our preferred area is quite large I guess. Probably west of the M5 (no low-lying areas) so north/west Somerset or potentially down into mid-Devon.
My wife and I are looking for a complete lifestyle change so are considering Holiday lets as a possible income stream.
We would like enough land to expand/set up a holiday letting business.
Other possible sources of income we are considering are keeping Alpacas and/or having a horse retirement livery.
My wife’s passion is riding and we would be bringing our horse with us. A local riding community would be a definite plus point.
For both of the above reasons this means that property with outbuildings/stables etc would be useful – otherwise we’ll have to build some.
We are still putting together our business plan.
One specific requirement is no low ceilings as I am 6’7″ tall. Low beams are out:)

I think the others have summed it up nicely but you may be interested in Knapps Farm http://www.knapps-farm.co.uk/ Nr Shepton Mallett who farm alpacas & run holiday accommodation and Ashwood Llamas in N Devon http://www.ashwoodllamas.co.uk/. I’m sure they could give good advice.
Plenty of riding communities around with Exmoor and Dartmoor. We stayed for a week near Watchet – Roadford I think it was and the horses were going up and down all the time. Also Exford has a big riding community. May I suggest you check out local hunt meets if you haven’t already done so.

You describe the type of property you require and if you would like a professional to assist you, perhaps I can help. You mention Mid Devon which is great area for riding and holiday lets. There are certainly properties that fit your initial requirements but I would need to know more information before making specific suggestions.

sounds like a great idea. We re-located to somerset eight years ago, and I have a bit of advice. you need to explore a bit in person. There are massive differences in socio-economic conditions within very small areas, and you want to make sure that you are in an economically vibrant area, especially for getting into the holiday business. you can tell in a second in a city, but it is a tad harder out in the wilds. Chat to people in the pub. Is there a good, or gastro pub nearby? Is there a deli or well stocked farm shop near by? what kind of cars are parked in the car parks? Are lots of shops closed, or charity shops? Have a look at the local papers and free magazines to see what’s on. Lots of Art and Music events are a good sign. Have a peek in the local tack shops with a notice board, and see if other people are offering the same thing as you want to be. Best of luck.December 2, 2013 at 6:45 pm #6445
I am a property search agent and I cover the whole of Somerset. You didn’t mention desired price you wish to pay. There are several equestrian properties and farm houses with annexes, some established B&B’s or with holiday lets or consent for holiday lets between £600k-£975k in South Somerset, Quantocks and North Somerset. They range from ~ A 4 bed equestrian property with planning permission to extend and a range of outbuildings with consent to create holiday lets and 5 acres GP £595k ~ A 7 bed medieval house with 2 annexes and outbuildings + 11.3 acres £875k ~ or 5 bed farmhouse with 2 holiday cottages and former piggery with pp to convert to a third holiday cottage, stabling and 3 acres £975k.
Somerset has lots of market towns with a vast wealth of local produce. Wells and Glastonbury are popular tourist attractions with many very pretty Mendip villages nearby, ideal for holiday lets/B&B and not far for day trips to Bath or Bristol. Bristol airport is fabulously convenient and civilised, last trip back landed and was in car in long stay within 15 mins!
From the stunning Quantock Hills you have near by Exmoor (popular destination for riding holidays) as well as the Somerset coast, with the very pretty village of Dunster which has shopping by candlelight nearer Christmas, a castle and steam railway line.
Are you interested in alpacas for their wool? They are as expensive as horses to buy mind you and although not suicidal like sheep are quite sensitive and do require well drained land to avoid foot problems (sedge in paddocks is a giveaway to being waterlogged in the colder months). They hate foxes and make good poultry protectors, but beware they are huge time wasters, as its very easy to lose hours of the day simply enjoying watching them!

I live in North Somerset and help people relocate this area or work with my colleagues at Stacks Property Search to cover a much larger search area of Somerset and Devon. I think you are right pool all your advice and talk to as many people as possible. There are some fantastic properties on the Mendips that I have come across overtime that would be a perfect alpaca home and offer your wife some superb riding country. There are some lovely villages in North Somerset that offer all the benefits of rural living with the convenience of being close enough to Bath and Bristol to get in and out relatively easily. I could go on.. You will have to decide whether it is the property that will dictate where you move to or if the location is more important. You will find the amount of new properties coming to the market is very low at the moment in the run up to Christmas. However there will be lots of agents valuing in January so hopefully you will see a property that suits early next year. Good luck!December 9, 2013 at 10:18 am #6461

Hi John I run an independent Estate Agency in South Somerset and have two properties you may be interested in. One is already an established B & B with approx 11 acres. The other is a 5 bed farmhouse and a detached 3 bedroom dairy conversion with other outbuildings which could be converted. Both on the run through to Lyme Regis.
